3 Tips For Buying New Construction.
For the next month I am going to be focusing a lot on buying new construction homes and giving you as much information as possible when it comes to that process. So if you are unsure about what things you need to do or what is important, let me help you!
Find A Realtor
This is the most important tip I can give you as a realtor myself. A Realtor can help you when it comes to pairing you with the right lender, builder (like Alaska Custom Home Builders), neighborhood and much more.
A realtor is already coming with established relationships with not just the builder but the lender as well. They can help you guide you on which is best suited for your needs and goals. They will also be the perfect point of contact for the entire process.
Ask All The Questions
This is extremely important as you probably have a million of them. And while the realtor and the builder will try to sell you right away – it’s okay to ask things you just don’t know or understand. Keep a notebook hand at all time for questions that arise, things you like or don’t like as well as all those important dates and information you need to have. It’s extremely important to write things down and ask especially if you are touring a model home or seeing a builders prior work – you’ll want to know what are the basics it comes with. A great builder will have a builders book to help break this down for you as well and give you some general ideas.
Be sure to ask about warranties, upgrades, what will cost you out of pocket versus what is included etc. To go with this tip….
Have Everything In Writing
You will be overwhelmed naturally so not only do you not want to forget, you want to keep the best records as possible to keep the transaction smoothly and to protect not just yourself but your realtor and builder. Depending on if you find the new construction early enough or if you are going to build on a piece of property – you may be able to change paint, flooring and the likes. But you need to know this and make sure it’s in writing what things can and can’t be changed. Again this goes along with the first two tips, having a good realtor to help you navigate and making sure you ask as many questions as possible.
While this may seem extremely daunting and a little scary, remember that there are pros and cons to each situation but new construction can come with a lot of pros. You’ll get the latest and greatest, energy efficient and unique home for yourself. You won’t have to go into the home thinking of the renovations and changes you’ll be making as they will often be already to your liking.
